Special Exception

A Special Exception is needed for a use permitted in a zoning district which is subject to certain provisions of the ordinance. They are usually reserved for land uses that will have a significant impact on the zoning district or community that may necessitate additional safeguards.

In addition to the performance standards of a particular use and/or the special exception standards delineated in Section 27-2613 of the Township Zoning Ordinance, the Zoning Hearing Board may attach such reasonable conditions and safeguards as it may deem necessary to implement the purposes of this act and the Zoning Ordinance as enabled by the Pennsylvania Municipalities Planning Code (Section 912.1)
